Creating an intentional community of homeowners, River Tail Commons plans to break ground on 40 condominium homes and their Common House in the of Spring of 2026 and to move-in in the Fall of 2027.
ABOUT RIVER TRAIL COMMONS
Adjacent to Gordon Park on Humboldt Blvd. in Milwaukee’s Riverwest neighborhood, River Trail Commons is developing a mixed income community of neighbors where everyone belongs.
The above early rendering of RTC’s 40 condo homes, ranging from studios 1 to 4 bedrooms, shows the mix of 16 town homes and 24 homes within a multifamily building on the park and forest. In co-housing, we take portions of traditional homes, such as guest rooms, workshops, and dens, and relocate them to our Commons House, which is an extension of our own homes. Our private homes have smaller square footage, with our common facilities including guest rooms, children’s play area, teen room, workshop, remote work areas, and a large kitchen and dining area so we can have weekly meals in community. Our Common House will also have deck dining overlooking the park, rooftop green space, and meeting and event facilities.
Prioritizing a sense of belonging, RTC is an inclusive community with economically diverse multigenerational households, addressing Milwaukee’s racial housing equity wealth gap through two ownership structures:
Condominium homes sold at cost plus 3%
Deed-restricted below cost condominium homes for First Generation Milwaukee-born buyers.
Homes for First Generation buyers will be discounted through application of the 3% from the cost-based buyers and contributions from generous donors concerned about Milwaukee’s huge racial gap in family wealth through home equity. Discounted homes will be deed-restricted at resale so that the homes are perpetually more affordable when resold to other First-Generation buyers at the same discount ratio as at purchase.
